Each month, collect the rent, and post late notices.
Provide round the clock service. Twenty-four hours per day and seven days per week someone will be available to handle emergencies. Each property manager also has a cell phone and answering machine.
We work as a team covering each other’s property. In case of an emergency, such as a broken water pipe or refrigerator, someone is always available, even when one of us in on vacation or ill. Your property and tenant will always be serviced.
Monthly exterior inspection and annual interior inspection of each property.
Proper notices to tenant if they are in violation of any of the terms or conditions of the lease.
We will make mortgage and association payments if you desire.
Monthly and annual accounting reports to the owner showing all income and expenses.
Proper filing of 1099 sent to subcontractor repair personnel, as required by IRS, at year end. Also, year-end income and expense summary sent to the owner.
When tenant vacates, inspect the property to determine its condition, filing claims against the tenant’s security deposit if necessary.
Subcontracting of all necessary repairs. Repairs will be done by licensed and bonded companies.
Check repairs to determine satisfactory completion.
Pay for the ordered repairs out of owner’s rental account.

Advertise property for rent
Personally show property to prospective tenants, even on the weekends
Obtain and process rental applications, checking criminal background, evictions, credit history, rental history and employment.
Negotiate a lease and contract with attorney to prepare a lease.
Collect first month’s rent and security deposit.
Meet the tenant at the property at the inception of the lease.
Video tape the "move-in" inspection with tenant present so there are no misunderstandings of the condition of the property at the time tenant took possession.
“Guarantee” the tenant, if we also manage the property. If a tenant moves prior to the expiration of the lease, we will pro-rate of lease fee and credit the unused portion to you when we place a new tenant in the property.
